Planning note
Dining Room at 4 bhk scale
The brief for a dining room does not change with home size — it is still specified against use, storage volume and services first. What changes at 4 bhk is how much of that brief the room can carry without the circulation failing, and 12×16 feet is where we have found that line sits.
The most common planning mistake at this size is drawing the dining room first and fitting the circulation around what is left over, rather than the other way round.
Keep one continuous flooring plane through connected spaces; changing floor material at a doorway makes both rooms feel smaller.
Shadow gaps at skirting and ceiling let a room read as planes rather than as boxes, and they hide the tolerances of an Indian building.
A room needs one generous gesture — a long sofa, a full-height joinery run, a single large artwork — and then quiet around it.
Plan for the fan. Ceiling fans are a fact of Indian life and a beautiful ceiling with an afterthought fan is a compromise seen every day.
Start from how the room is actually used at 8pm on a weekday, not from a mood board. Every good plan is a use plan first.
What moves the estimate at this size
- Joinery quantity, measured in running feet, which is the largest single line in most rooms.
- Finish level on the joinery faces.
- Ceiling and lighting complexity.
- Flooring, especially where the existing floor comes up.
- Furniture and soft furnishings, which are frequently left out of the initial budget entirely.

How much clearance is needed around a dining table?
900mm from the table edge to the nearest wall or furniture, and 1,050mm if people need to walk behind a seated diner. Less than that and chairs collide with the wall.
How high should a dining pendant hang?
750mm to 850mm above the tabletop. Higher and it stops lighting the table; lower and it blocks the sightline across it.
What size table fits six people?
1,600mm to 1,800mm long by 900mm wide. Allow 600mm of table edge per person as the working minimum.
Marble or engineered stone for a dining top?
Engineered stone if the table gets daily use with children — marble stains from turmeric, wine and citrus within months unless it is sealed regularly and wiped immediately.
