Planning note

Door at 3 bhk scale

At 1,100-1,500 sq ft, the constraint on a door is usually circulation rather than storage — there is enough wall to plan the volume in, but not enough floor to plan around a mistake. Double 1,500×2,400mm is the dimension we hold to because it is the largest the room comfortably allows, not the largest that would fit on paper.

Households at this configuration consistently under-plan storage volume for a door, then add freestanding furniture later that the original layout never accounted for.

A door reads best when its frame is either flush with the wall plane or expressed deliberately. The half-hearted 12mm architrave is what makes joinery look builder-grade.

Floor clearance should be set for the finished floor plus any rug. Doors planed on site after flooring never look right at the bottom edge.

Pivot doors need a structural head and a level floor. Both are civil decisions taken long before the door is ordered.

Where a door leads to a bathroom, undercut it for return air or the exhaust fan will not move anything.

Decide the swing direction with the furniture layout in hand. A door that opens against a switchboard or a bed is a permanent irritation.

What moves the estimate at this size

  • Leaf construction and species of the face.
  • Glazing specification — double glazing and low-E coatings are the biggest single variable.
  • Hardware, which on a pivot or a sliding system can exceed the leaf cost.
  • Frame material and whether a sub-frame is used.
  • Site measurement and any civil correction to the opening.

What is a good internal door height?

2,100mm is standard, but 2,400mm — or full slab height — makes a dramatic difference to how tall a room reads, and it costs surprisingly little more.

Are pivot doors practical?

For a wide entrance or study door, yes. They need a good floor spring and a level threshold, and they do not seal as well as a hinged door, so they are a poor choice for a bedroom or a bathroom.

Solid-core or hollow-core doors?

Solid-core everywhere you want acoustic separation — bedrooms, bathrooms, study. Hollow-core is acceptable only for utility and storage doors.

Should door frames be concealed?

A concealed frame gives the cleanest result but must be installed before plastering and costs considerably more. A slim square-edge frame is the practical compromise.
