Planning note

Space Saving at 4 bhk scale

At 1,700-2,200 sq ft, the constraint on a space saving is usually circulation rather than storage — there is enough wall to plan the volume in, but not enough floor to plan around a mistake. 4 BHK, 1,400-1,800 sq ft is the dimension we hold to because it is the largest the room comfortably allows, not the largest that would fit on paper.

Households at this configuration consistently under-plan storage volume for a space saving, then add freestanding furniture later that the original layout never accounted for.

A 100mm plinth recess lets you stand close without stubbing your toes, and hides the floor level tolerance at the same time.

Sensor lighting on the hanging rail is the single upgrade people notice daily.

Where the wardrobe meets the ceiling, a shadow gap absorbs the ceiling’s unevenness far more gracefully than a scribed filler.

Keep the handle line continuous across the elevation; a broken handle line makes an otherwise clean run look busy.

For sliding shutters, remember you can only ever open half the wardrobe. In a small bedroom that is a fair trade; in a dressing area it is not.

What moves the estimate at this size

  • Shutter finish and any profiling on the front.
  • Internal accessories: pull-downs, trays, racks and lighting add up quickly.
  • Sliding hardware, which costs several times a hinge system.
  • Height — a floor-to-ceiling wardrobe uses more board and more edge banding per running foot.

What is the single most effective space-saving move?

Going vertical. Loft cabinets above doors and full-height wardrobes add storage that costs almost nothing in floor area, and they are what stops clutter reaching the floor.

Are wall beds reliable?

A good gas-strut mechanism rated for 20,000 cycles is. The failure point is fixing — it must be bolted into structure, never into plasterboard alone.

Does light-coloured joinery really make a room look bigger?

Matching joinery to the wall colour does. The effect comes from removing the visual edge between storage and wall, not from lightness itself.

How do I fit dining into a small living room?

A banquette against a wall, or a drop-leaf table fixed to the island. Both seat more people in less floor area than a freestanding table with chairs on all sides.
