Planning note
Flooring at 1 bhk scale
The brief for a flooring does not change with home size — it is still specified against use, storage volume and services first. What changes at 1 bhk is how much of that brief the room can carry without the circulation failing, and Single material throughout is where we have found that line sits.
Households at this configuration consistently under-plan storage volume for a flooring, then add freestanding furniture later that the original layout never accounted for.
Run the plank direction along the main sightline or with the primary light source. Across it, every joint casts a shadow line.
Thresholds matter more than the floor. Where timber meets stone, a flush machined threshold reads as intentional; a surface strip reads as a repair.
Herringbone and chevron need a centre line set out before the first plank. Starting from a wall guarantees a wandering pattern.
Under-door clearance has to be checked before laying; planing doors afterwards damages an otherwise finished job.
Confirm the expansion gap and how it will be covered before the skirting is ordered.
What moves the estimate at this size
- Wear layer thickness and the species of the top layer.
- Pattern: herringbone and chevron add labour and wastage over a straight lay.
- Subfloor preparation — self-levelling compound over a poor screed is frequently the largest line item nobody budgeted.
- Acoustic underlay, which apartment associations increasingly require.
- Thresholds, skirting and stair nosings, all of which are per-piece machined items.

Flooring questions
Which flooring is best for Indian homes?
Vitrified porcelain for most of the flat — it takes heat, water and grit, and it does not stain. Timber or laminate in bedrooms if you want warmth underfoot, and stone where you want the floor to stay cool.
Can I lay new tile over existing flooring?
Usually yes, with a bonding primer, provided the existing floor is sound and you can afford the 12–15mm of added height. Check the door clearances and any threshold to a balcony first.
Is laminate or engineered timber better?
Engineered timber has a real wood wear layer and can be sanded once or twice; laminate is cheaper, harder-wearing on the surface, and better in humidity. Neither belongs in a bathroom.
What grout width should I use?
2mm for rectified large-format porcelain, 3mm for standard tile, and 6–8mm for natural stone that varies in size. Use epoxy grout in wet areas and kitchens.
